J-Tec Electrical Solutions works across the commercial sector throughout the North East, from a single reactive repair to planned installation and maintenance programmes. As NICEIC Approved Contractors, every job is carried out by competent electricians and certified to BS 7671.

Commercial work is judged on two things beyond the quality of the installation: whether it leaves you compliant, and whether it stops you trading while it happens. We plan around both.

Your legal duties, in plain terms

The Electricity at Work Regulations 1989 place a duty on you to maintain electrical systems, so far as reasonably practicable, to prevent danger. They set no fixed testing interval — the responsibility is on you to demonstrate the system is being maintained, and the inspection report is how you do that.

Widely used guidance suggests maximum intervals of five years for commercial premises or on change of occupancy, three years for industrial premises, and five years for rented residential property, where it is a legal requirement rather than guidance. Emergency lighting needs a monthly function test and an annual full-duration test, recorded in the logbook. Your insurer or landlord may specify shorter intervals.

LED retrofit and cutting energy costs

Lighting is usually the largest and most easily reduced electrical load in a commercial building, particularly where fluorescent battens or metal halide high bays are still running. LED replacements draw a fraction of the power for equivalent output and last long enough that relamping and access costs fall too.

The saving depends on what you have, how many hours it runs and what you pay per unit, so we survey before quoting rather than pricing from a floor plan. You get the installation cost, the expected saving and a realistic payback period. If the numbers do not work, we will say so.

Working around your business

Most commercial work can be phased so the premises stays open — circuits isolated one at a time, work split across areas, and full shutdowns planned for when you are closed.
